Metering and Meter Reading

Silver Asset Services can organise for the individual utility meters to be read, according to the Body Corporates preferred billing cycle, either manually (or remotely) dependent on the type of metering installed on site. AD Hoc meter reads can be carried out as required when a resident moves in or out to ensure they are accurately billed.

Silver Asset Services analyse all meter readings and the consumption recorded (to ensure no errors have been made) and also to identify any possible faulty meters. If a faulty or suspected faulty meter is identified this will be reported to the Body Corporate along with advice on how to proceed.

Billing

Regular accounts are produced and issues to residents as per the Body Corporate’s preferred billing cycle (or when a resident moves out and needs to finalise their account). Commercial properties generally operate on a monthly billing cycle while residential sites may be either monthly or quarterly.

Silver Asset Services can provide advice to the Body Corporate on what billing cycle maybe best to fit their site, but ultimately the decision is up to the Body Corporate.

Silver Asset Services manage and lodge rebates on behalf of the body corporate and also look for opportunities to be passed on to eligible customers.

Reporting

Silver Asset Services provides reports to the Body Corporate on a quarterly basis to let them know how their utility billing arrangements are tracking.

  • The financial statement and aged balance lists provide a breakdown of the charges and customer balances.
  • The performance report reflects what Silver Asset Services have billed out on behalf of the Body Corporate and compares this to the bulk bills they receive from their retailer. This report identifies any savings the Body Corporate and their residents have made.

Bank Accounts

Silver Asset Services operate a bank account on behalf of the Body Corporate that receives all monies paid by residents for their utility bills.

At the end of every month Silver Asset Services forward any recoveries received from residents back to the Body Corporate.

Debt Management

Silver Asset Services carry out an arrears process on behalf of the Body Corporate to ensure they adequately recover from their residents.

If invoices remain unpaid by residents our debt collection process will begin which involves a series of notices, emails, outbound calls and any other contact methods available. If it still remains unpaid, physical disconnection of the supply will occur.

To ensure the Body Corporate remains compliant our arrears process has been created based on the AER’s (Retail) Exempt Selling Guidelines.

This document specifies the timelines for the issuing of reminders, disconnection warnings and disconnecting residents.

Customer Management

A contact number will be provided for our client’s customers or the Body Corporate to manage tenant changes to billing and payment enquiries.

This number is highlighted on the bill with the hours of operation being from 9:00am to 5:30pm on business days.

Customers are encouraged to use our enquiries email address (enquiries@silverasset.com.au) for non-urgent requests, as all enquiries via this channel are tracked.

Energy Contract & Tariff Management

Silver Asset Services monitor and review the costs incurred by the Body Corporate to purchase the electricity on behalf of their community as well as the recoveries they receive from their residents to ensure they are adequately covering these costs.

If any issues may arise due to these costs Silver Asset Services will bring this to the attention of the Body Corporate and offer advice on how they could remedy the matter.

Silver Asset Services are also able to offer assistance with the renewal of bulk energy contracts to ensure that the Body Corporate are purchasing their utilities for as little as possible.
