What does Silver Asset Services do? 

 So how can we help your strata community? 

 We provide the following Utility Management Services for Body Corporates: 

– Metering and meter reading
– Billing
– Reporting
– Bank accounts
– Debt management

– Embedded Network Management  

Here’s how we do it:

Metering and meter reading 

We’ll organise for individual utility meters to be read, according to your preferred billing cycle. This is done either manually or remotely, depending on the type of metering installed on your site. 

We’ll also carry out meter reads when a resident moves in or out to ensure they are accurately billed. These are known as ‘ad hoc’ meter reads. 

You can rely on the accuracy of our meter data. We analyse all meter readings and the consumption recorded to ensure there are no errors. We’ll also use this data to identify any possible faulty meters during this process. 

We’ll report any faulty or suspected faulty meters to you and will give you advice on how to rectify the issue. So you have a clear action plan. 

Billing 

We’ll manage the billing process for you. We’ll produce and issue regular accounts to your strata residents according to your preferred billing cycle. Accounts will also be issued when a resident moves out and needs to finalise their account.  

Furthermore, we will manage and lodge any pensioner rebates on your behalf and ensure that these are passed on to eligible customers.  

Commercial properties generally operate on a monthly billing cycle while residential sites are usually on a monthly or quarterly basis. Ultimately the Body Corporate sets the billing cycle. However, we’d be happy to help you decide what billing cycle will be best for your site. 

Reporting 

You’ll be able to track your utility billing arrangements with our quarterly reports. The financial statement and aged balance lists provide a breakdown of the charges and customer balances. 

The performance report reflects what we have billed out on behalf of the Body Corporate and compares this to the bulk bills received from your retailer. This report identifies any savings the Body Corporate and your residents have made. 

Bank accounts 

We’ll take care of collecting money for you. All monies paid by your residents for their utility bills will be paid into a bank account which we will operate on your behalf.  At the end of every month we will forward any monies received from your residents to you. 

Debt management 

We take the hassle out of collecting unpaid accounts and help you to be compliant. Our arrears process is designed to ensure you adequately recover outstanding payments from your residents.  If invoices remain unpaid by residents our debt collection process will begin. This process involves a series of notices, emails, outbound calls and any other contact methods available followed by physical disconnection of the supply. 

Compliance is at the core of our debt management service. Our arrears process has been created based on the Australian Energy Regulator’s (Retail) Exempt Selling Guidelines. This document specifies the timelines for the issuing of reminders, disconnection warnings and disconnecting residents. 

Customer management 

We’re here to help. You can contact us on a dedicated phone number. We’ll also provide a number for your unit holders to use for tenant changes to billing and payment enquiries. This number will be highlighted on the bill. 

Our hours of operation are Monday to Friday (on business days) from 8:30am to 5:00pm AEST.  If a request isn’t urgent, we encourage customers to use our enquiries email address (enquiries@silverasset.com.au), as all enquiries via this channel are tracked. 

Energy contract and tariff management 

We’ll continually monitor and review the costs incurred by you to purchase electricity on behalf of your community as well as the monies you receive from your residents to ensure that you’re adequately covering your costs. 

If we see any issues with your energy costs we’ll bring these to your attention and offer advice on how you can remedy the situation. We’d also be happy to assist you with the renewal of bulk energy contracts to ensure that your Body Corporate is purchasing your utilities at the best rate possible. 

Embedded Network Management  

 If you own and operate an embedded network we can manage it for you. SAS is accredited by the Australian Energy Market Operator (AEMO) as an embedded network manager. So we can manage all aspects of this role on behalf of your Body Corporate including processing of any occupants who wish to churn out of the network.
